Setting the right price from the start is the most important decision in your sale. We use market data and an analytical approach to give you an accurate, strategic number, not one we think you'd like to hear.

Step 1: Finding the right comparables

We identify homes that recently sold near you, similar in size, style, age, and condition. The market changes constantly, so we use only the most relevant and recent sales to set a baseline.

Step 2: Adjusting for key differences

No two homes are identical. We add value to a comparable that's smaller or missing features yours has, and subtract for one that's larger or better equipped. The goal is to find what each comparable would have sold for if it were identical to your home.

Linear adjustments, based on market data: square footage, additional bedrooms or bathrooms, garage or no garage, lot size and usability, finished versus unfinished basement.

Subjective adjustments, based on market appeal: curb appeal and first impressions, quality of interior finishes, floor plan and flow, natural light and views, street appeal and neighborhood demand.

Buyers weigh both. A home with better curb appeal, updated finishes, or a more desirable location can command a higher price even if it's slightly smaller.

Step 3: Market positioning

Once the data is adjusted, we position your home within the market by asking three questions:

  • What price point attracts the ideal buyer?
  • Where does your home fit within current demand?
  • How will the competition, meaning active listings, affect pricing?

The goal isn't just to set a price. It's to position your home so it sells at the best price, in your timeframe, on the terms most favorable to you.
