The new rules, in three lines

  • Before we tour homes, we sign a written agreement that outlines the services we provide and what we're paid.
  • Once you find a home, we handle the details with the listing agent and negotiate the price and terms on your behalf.
  • Our compensation is negotiated during the purchase, not predetermined and no longer published through the MLS.

How we're paid

It's spelled out in that agreement. Depending on the transaction, it may be paid by the seller, by their brokerage, by you, or some combination. Before you write an offer on a specific home, we'll tell you what's on the table for that property, and if there's a gap, how we'd handle it.

What you get

  • Both of us on every transaction, so someone is always available
  • Honest opinions on homes, including the ones we think you should skip
  • Research before we write: history, remodels, why the seller is selling, and whether it's priced fairly
  • Offer strategy, negotiation, and a call to the listing agent before we write
  • Coordination of inspections, appraisal, title, escrow, and lender deadlines
  • Local knowledge on both sides of the state line

What you can expect from us

We'll return your call. We'll tell you when we think a house is a mistake. We won't push you toward a bigger purchase, and we're fine if your timeline turns out to be two years instead of two months.

The agreement is a legal contract. We'll go through it line by line before you sign, and you're welcome to have an attorney review it.
